Resolution 2011-2: Furnace Maintenance Requirements

Effective: August 1, 2011.

Resolution 2011-2 requires that all unit owners have their furnace inspected on an annual basis and cleaned and/or repaired as indicated by the inspection.  This certification must be received at the Association's site office at 4903 Americana Drive #T-5, no later than October 1 of each calendar year. 

If the inspection is not completed and certification received by that date, the Association may have the inspection completed on behalf of the owner. The unit owner would then be responsible for the costs of the inspection, the costs of a locksmith (if needed) and an administrative charge.

Note that It is very important for safety that furnaces be inspected, to avoid gas leaks, explosions, or deadly carbon monoxide from malfunctioning furnaces! Furnaces that are cleaned or replaced by up to date models are also more efficient and less costly to run, keeping your condo fees lower!

This resolution supersedes policy Resolution 95-2, Furnace Maintenance Requirements, and any other prior lease registration resolutions.

Condominium Fees

The condominium fees, also known as condominium assessments, are your share of the cost of the common expenses: the repair, replacement, and maintenance of what are known as the "common elements" and payment of common utilities and Talltree South's share of the costs of the swimming pool. The "common elements" include the external grounds and parking lots, and the shared portions of the buildings such as the roofs and hallways. The condominium documents include a complete, legal definition of the common elements. A budget is prepared yearly and is provided to each unit owner.
