Important terms to know that deal with the parts of the condominium complex that are outside your unit are "common elements" or "limited common elements". "Limited common elements" are things like balconies and patios, that are used only by the owners and tenants of a single unit. "Common elements" are used by all, such as the parking lots, playground, and pool.
Windows are the responsibility of the unit owner. Window coverings must be white or beige (see Board Resolution 2006-1).
The type of replacement windows must be approved by the Board of Directors. Replacement of broken glass is the responsibility of the unit owner.
Satellite Dishes and Antennas
Prior to installation of any antenna or satellite dish, unit owners must submit a written application to the Board of Directors. A form is available from the on-site office. The Board of Directors will review the application within 45 days and will provide a written answer to the unit owner. In most cases, the Board will provide the answer within 7 days. If the unit owner installs the dish or antenna without permission, he or she bears all risk and may be required to remove the antenna.
Furnaces and Air Conditioners
Furnaces and air conditioners are the property of the unit owners, not the Association. All unit owners must have the furnace located within their unit inspected every two years by a company licensed and insured in the Commonwealth of Virginia, and cleaned and/or repaired as indicated by the inspection.
Circuit breaker locations may be verified by contacting the on-site manager. Call the Association on-site office at (703) 941-4547 and make a note of the information for your records in case of emergency.
Each condo unit is assigned a storage bin in a storage room. Keys to the storage room also unlock the laundry room in your building. These keys may not be duplicated. They should be provided to you by the prior owner. Keys to the storage bin itself are provided by the individual owner.
If lost, the entire building must be rekeyed and new keys issued. There will be a charge made to the unit owner losing the key.
