Talltree South has great amenities, including free parking, a sparkling swimming pool, a playground, laundry facilities in each building, dog walking areas, and trash disposal.
Talltree South maintains two dog walk areas:
- Along Americana
- Nearest the edge of the property behind the buildings.
As required by Fairfax County, please pick up after your pet. We have provided doggie bag dispensers in each dog walk area, but you are welcome to bring your own also.
Talltree South maintains a playground / tot lot behind the buildings nearest the pool. All residents and owners are welcome to use it. Please make sure that your children are supervised.
The association has installed a charcoal grill and picnic table near the tot lot.
Dog walking is not allowed on or near the playground.
All trash must be placed in the dumpsters provided. Unit owners who place their trash on the ground may be charged a $100 fee for each occurrence.
Disposal of furniture or other large items must be coordinated with the Association office, as pickups of large items are scheduled twice a month. Other pickups may be available for an additional charge.
NO commercial or contractor waste is permitted in Association dumpsters. Contact the police and the site office if you observe anyone violating these rules, as your condo fees pay for the trash service. Get a license plate number if possible.
Laundry facilities are provided on the terrace level as a concession by a laundry vendor. Washers and dryers are NOT ALLOWED IN INDIVIDUAL UNITS.
To report a malfunction of a washer or dryer, first call the vendor at the number listed on the machines, then notify the site office using the Action Request Form in the laundry room. It is important to leave the washers clean and to remove any lint buildup in the lint trap of the dryer each time you use it.
DO NOT OVERLOAD THE MACHINES. Trying to save $2 could end up costing $200 in repairs or cleanup. When in doubt, divide your load!
Janitorial services are provided to clean the common areas twice a week. Please contact the Association on-site office if you find the service to be inadequate.
The use of the pool is exclusively limited to the owners and tenants of Talltree South, Talltree Gardens, and Maplewood Village. All residents must obtain a pool pass to be admitted to the pool area. To receive the pool pass, all condominium fees must be paid in full. Passes are distributed by the office each spring and are announced on the bulletin board.
Each member must abide by the rules for the pool which are set by the pool association and pool management company. Please obtain the most recent pool rules when you obtain your pool pass.
Annual Meeting
The Annual Meeting of Talltree South is held in October. It is very important that ALL owners attend, in person or by submitting their proxy form, so that a quorum is present. Even owners living offsite should attend or submit their proxy. If a quorum is not present, the association may be forced to reconvene, costing YOU additional money for mailings, meeting expenses, etc. In addition, this is your opportunity to make sure that your community is well managed. Tenants are also welcome, although only owners may vote.
