Furnaces and Air Conditioners

Furnaces and air conditioners are the property of the unit owners, not the Association. All unit owners must have the furnace located within their unit inspected every two years by a company licensed and insured in the Commonwealth of Virginia, and cleaned and/or repaired as indicated by the inspection.

All unit owners must provide the Association's Managing Agent with a completed inspection form and written certification (such as a paid receipt) that the furnace in their unit has been inspected and all necessary cleaning and/or repairs have been performed. The completed inspection and certification must be received at the Association's on-site office no later than October 1 of every odd calendar year. If the inspection is not completed by that date, the Association may have the inspection completed on behalf of the owner and charge the owner for the cost of the inspection, the cost of a locksmith (if needed), and an administrative charge of $100.00. Homeowners who are under a maintenance contract need only to provide a copy of their contract. Service contracts are a cost-effective way to ensure that the equipment is maintained and that you have priority on a service call in case of a problem.

Please change the filters at least four times per year to ensure proper operation and furnace efficiency.

Balconies and Patios

Balconies and patios are “limited common elements”. “Limited common elements” are structurally part of the common building, but are used by only an individual unit owner. It is your responsibility to maintain them in a neat and clean condition. You may not store indoor furniture, bicycles, or other inappropriate items on balconies. Outdoor furnishings such as patio tables and chairs are permitted.
