Resolution 2011-1: Lease Registration

Effective: March 1, 2011

Resolution 2011-1 Establishes rules and regulations relating to Lease Registration.  All unit owners must register all tenants and other occupants of his or her unit if the unit owners do not reside in the unit. All leases must be in writing, and the unit owner and tenant must execute an approved Lease Addendum for any new lease and/or the renewal or extension of the current lease beyond the initial term of the lease.  The Lease Addendum is included in the pdf provided below.

Note that the Association reserves the right to deny the use of the common elements (pool, parking) until the lease registration, lease, and Lease Addendum are signed and provided to the site office.

Owners, please be sure to provide your tenants with the rules and regulations and the Talltree South Owners and Tenants Handbook, which is available in the site office.

This resolution supersedes all prior lease registration resolutions.

Late Payment

Any condominium fees (assessments), special assessments, or other charges which are not received by the Managing Agent by the 10th of the month are considered late and interest and fees are automatically added to the amount due.

After two or more returned checks, the Board of Directors may require all future payments to be made by certified check or money order for the remainder of the year. A fee will be assessed for every returned check.

The Board of Directors may suspend an owner's right to use services and facilities, including pool and parking facilities, if an account is past due.
